North of Orange, up the Parkway and Route 3

The southern half of Passaic County starts a few miles north of our office in the City of Orange. Clifton is the closest of the larger towns, and Wayne, Little Falls, Totowa and Woodland Park are all a short run up Route 46 or the Garden State Parkway. The county's northern end, West Milford and the lake communities in the Highlands, is a different landscape with more snow, steeper lots and more trees.

The houses here

• Clifton has thousands of mid-century capes, small colonials and two-family houses. A cape's dormers and the low-slope shed dormers added later are among the most common leak points we see.
• Wayne is split-levels, bi-levels and ranches from the 1950s through the 1970s, many now on their second or third roof. Their multiple roof levels meet walls in a lot of places, which means a lot of step flashing.
• Paterson, Passaic and the river towns have older, denser housing: frame two- and three-families with flat or low-slope rear roofs.
• Lake and hillside houses in the north of the county sit under heavy tree cover, so gutters fill quickly and shaded roofs grow moss.
