Wayne's houses and hills

Wayne is one of the largest towns in Passaic County, and most of it is houses. Most of it was built from the 1950s through the 1970s: split-levels, bi-levels, raised ranches and center-hall colonials, many on streets that climb the wooded hillsides toward High Mountain or wrap around lake communities like Packanack Lake and Pines Lake. It is about eleven miles northwest of our office in the City of Orange.

Split-levels and bi-levels have more roof edges than they look

A split-level is really two or three roofs at different heights. Every place a lower roof runs into the wall of a higher level needs step flashing woven into the shingles and covered by the siding. When those joints were done cheaply, or when a later roof was laid over the old flashing, water runs behind the siding and shows up inside the wall. Bi-levels and raised ranches are simpler roofs, but their long, low eaves collect ice in a snowy winter.

Wayne's wooded lots are beautiful and hard on a roof. Shaded roofs hold moisture and grow moss, leaves pack gutters and valleys every fall, and storms bring down limbs.
