Clifton's roofs

Clifton is one of the largest cities in Passaic County, and nearly all of it is houses: blocks of mid-century capes and colonials in Athenia, Allwood and Richfield, and older two-family houses closer to Botany Village, Lakeview and Delawanna. It is also where more homeowners search for roof repair than almost anywhere else we work. Where Clifton roofs leak

• Cape cod dormers. A cape's front dormers sit in the middle of the roof, and every one has flashing on three sides. When it fails, the stain shows up on the bedroom ceiling below.
• Shed dormers added later. Many Clifton capes had a full-width rear dormer added to make room upstairs. Those shed roofs are often built at a very low pitch, too flat for shingles to shed water well.
• Two-family rear roofs. The back section of a two-family house, over a kitchen or an enclosed porch, is often low-slope. It needs a membrane or roll roof, not shingles laid too flat.
• Chimneys. Older houses here almost all have brick chimneys, and the flashing around them is a leading cause of leaks.

If it is, a roof replacement on a typical Clifton cape or colonial is a tear-off down to the deck with new flashing at every dormer and chimney, and on most houses the crew finishes in one day. Rear low-slope sections are handled as flat roofing in the same job.

Many Clifton houses also still have old aluminum or early vinyl siding. When the roof is done, it is a natural time to look at new vinyl siding.
