Roofing for properties with people in them
Commercial roofing for us is mostly the buildings North Jersey actually has: townhouse and condo complexes, garden apartments, two- to six-family buildings, and small commercial properties. The roofing itself is familiar. What makes these jobs different is that the building stays occupied, the parking lot stays in use, and a property manager or an association board needs to know exactly what is happening and when.
How a multi-building job runs
- Walk-through and written scope for each building or roof section, so the board or owner can compare it properly and budget in phases if they need to.
- Materials delivered by boom truck. Shingles go straight from the truck to the roof, so pallets are not left sitting in the parking lot for days.
- Staging planned around residents: which lots and entrances are closed when, where the dumpster sits, and notice for tenants before work starts on their building.
- One building at a time, planned so each exposed section is dried in before the crew leaves, weather and scope permitting.
- Cleanup every day, because people are walking and parking right next to the work.
Shingle and low-slope roofs
Many townhouse complexes are pitched asphalt shingle roofs, the same system as a house, just more of them. Others have flat or low-slope sections over breezeways, carports and the main roofs of multi-family buildings, which need a membrane or roll system with proper drainage. If your building also needs siding or gutters, doing them in the same mobilization saves staging and disruption for the residents.
Common questions
Do you work with condo and townhouse associations?
Yes. We provide a written scope per building that a board can review, and we plan the work around parking, entrances and resident notice.
Can a large complex be done in phases?
Yes. Many associations replace roofs a few buildings at a time to spread the cost over budget years. We scope the whole property so the phases fit together.
Do you do flat roofs on commercial buildings?
Yes, low-slope sections on multi-family and small commercial buildings. Tell us the approximate size and the current roof when you call.
How is the work scheduled with tenants in place?
Work moves building by building, with each exposed section dried in before the crew leaves; lots and entrances are closed in a planned order, and residents get notice before work reaches their building.
