A post-war town, now on its second or third roof

Paramus went from farmland to suburb fast. Most of its houses went up in the 1950s and 1960s, as the Garden State Parkway and Routes 4 and 17 turned it into a crossroads: brick-front ranches, split-levels, capes and modest colonials on quarter-acre lots. Those houses are sixty to seventy years old now, and most are on their second or third roof. Paramus is about fifteen miles north of our office in the City of Orange.

Ranch and split-level roofs

• Long, low roofs. A ranch roof is a big, low-pitched surface. Low pitch sheds water more slowly, so underlayment and ice-and-water shield along the eaves matter more than on a steep roof.
• Hot attics. Many post-war houses were built with little attic ventilation. Heat and moisture trapped under the roof deck age shingles early and can rot the deck. We add ridge and soffit ventilation when we replace a roof, where the framing allows.
• Split-level junctions. On a split-level, the lower roof meets the wall of the upper level. That joint needs step flashing done right, or it leaks into the wall.
• Brick fronts, siding sides. Many ranches have a brick front and siding on the other three sides, often original aluminum that has faded and dented.
